各州 NSW、Vic、ACT、TAS、WA、NT 等 2014 年 7 月政府购房新政策(首置业 FHOG、房契 Title 登记费、印花税等)

2015 新的财政年度(2014 年 7月 1日)澳洲各个州对于购房的印花税和首次买房补助都有所调整。

包括 LPI 登记房屋和贷款费用已经过户费用也做了小幅调整(基本每年都会涨价)。

ACT News: Reduction in ACT Transfer Stamp Duty and changes to ACT Home Buyer Concession Scheme

On Wednesday 5 June 2014, the ACT reduced its Transfer Stamp Duty rates.

$750,001 – $1,000,000 $28,300 + $6.50 per $100 or part thereof over $750,00
$1,000,001 – 1,454,999 $44,550 + $7.00 per $100 or part thereof over $1,000,000
$1,455,000 or over A flat rate of $5.25 per $100 applied to the total transaction value

 

Changes to ACT Home Buyer Concession Scheme

 

There are new Home Buyer Concession Scheme (HBCS) concessional rates for the purchase of new or substantially renovated dwellings and vacant land. These rates will apply to eligible contracts entered into between Tuesday 1 July 2014 and Wednesday 31 December 2014.

WA News: Reduction in Transfer Stamp Duty Concession exemption threshold
Effective Thursday 3 July 2013, the WA Transfer Stamp Duty concession exemption threshold for first home buyers purchasing an established dwelling reduced. The exemption threshold for paying duty if the property value was $500,000 or less is now to $430,000 or less.

NSW News: Changes to NSW FHOG and NSW New Home Grant
On Tuesday 1 July 2014, the FHOG cap increased from $650,000 to $750,000. This increase will apply to contracts dated on or after Tuesday 1 July 2014. 

 

On Tuesday 1 July 2014, the NSW Government made changes to the New Home Grant eligibility criteria, restricting the numbers of grants made payable to an eligible home buyer to one per financial year. For all contracts entered into or after Tuesday 1 July 2014, when an eligible home buyer is paid a grant for a purchase which occurred in a financial year, they will not be eligible for a further grant on another purchase in that financial year.

 

TAS and NT News: Changes to FHOG

 

From Tuesday 1 July 2014, the TAS FHOG is no longer available to first home buyers purchasing an existing home. First home buyers who purchased an existing home and signed their contract on or beforeMonday 30 June 2014 will still be eligible.

 

On Tuesday 13 May 2014, the NT FHOG increased from $25,000 to $26,000 for first home buyers purchasing or building a new home. The property value threshold of ($600,000), for first home buyers purchasing or building a new home no longer applies. It will continue to apply to the purchase of an established home. From Thursday 1 January 2015, the Grant will apply to new homes only. First home buyers purchasing an existing home will no longer be eligible.

 

Changes to Land Titles Office Registration Fees in all States

 

On Tuesday 1 July 2014, the LTO Registration Fees in NSW, VIC, ACT, QLD, SA, NT, WA and TAS increased.
